Buy to Let

A Buy to Let Mortgage is a mortgage on an investment property rather than your home.We have vast experience advising in portfolio lending, limited company lending, HMO’s and Multi-unit freehold blocks. Many of which require more specialist lenders.

There have been many changes for Buy to Let Mortgages over recent years with the introduction of harsher stress testing across your portfolio and increased underwriting checks for portfolio landlords. It’s never been more important to have an expert broker working with you for your Buy to Let lending.

First Time Buyers

Buying your first home is a massive step and we are here to support you each step of the way. We recommend an initial chat to talk through the process and to determine how much you can borrow and then go from there.

We can also look at some mortgage figures together and explain how it all works. First time buyer mortgages work the same as any other mortgage, but some lenders can offer certain products that are specifically for first time buyers. All lenders have different criteria and affordability guidelines. Using a broker means you can get advice in one place based on all of the lenders on our panel’s criteria, rather than being restricted to just one bank.

Remortgage

Remortgage is the term used when you review and change your mortgage deal. There are many reasons why you might remortgage, you may be coming to end of your fixed deal, or you may want to raise some money for things like home improvements.

You have the option to stay with your current lender and they will offer new products which we can show you, but you will also be able to remortgage to a new lender if that works better. We recommend a regular review of your finances, and we will keep in touch with you through the life of your mortgage to make sure you always have the most suitable mortgage product for your individual circumstances.

Home Movers

You are classed as a home mover if you are moving to a new home. Moving house can be one of the most stressful times in life but we aim to take some of the stress away.

We are by your side from the start and can help by looking at how much you can borrow to move, handing your mortgage application and keeping in touch with estate agents on your behalf, both while you are viewing properties and during the moving process itself.

Most mortgage products offer something called porting where you move your mortgage to your new home. This still requires a mortgage application, and we can advise and assist with this. We can also look at other lenders to see if remortgaging to a new lender in conjunction with moving is most suitable for you.

Life & Critical Illness Cover

Life insurance the most simple and basic form of insurance designed to pay out a lump sum if you die. No one likes to think about this worst-case scenario, but it is important to consider, especially if you have a family and/or a joint mortgage.

Critical illness cover can be arranged in conjunction with life cover or as separate policy. This type of insurance is designed to pay out a lump sum if you are diagnosed with a serious or critical illness. The common conditions that are covered are certain types of cancer, heart attack and stroke but there are many more. Most of the conditions are recoverable but would impact your life and ability to work for a period or even for life.

Different insurers have a specified list of what they consider is a critical illness, and that, subject to cover, may depend on a full assessment of your health/medical history and will be subject to application /underwriting. The cover only applies should you be diagnosed with an illness detailed by the insurer in their policy.

For both insurances the lump sum can be tailored to your mortgage, or it can be a set figure.

Income Protection

Once we get you the keys to your property, we want to make sure that there is nothing life can throw at you which results in you having to give those keys back.

Your ability to earn a living can be impacted by many things including long term or serious illness. Income protection insurance is designed to pay you a monthly amount to cover your mortgage and household bills/spending if your ability to work is impacted.

The cover is tailored to your individual income and would be based on a percentage of your current income. Cover would be subject to a full application/underwriting, including full and accurate declaration of employment and income information. The income protection cover only applies should you be diagnosed with an illness detailed by the insurer in their policy.

Home Insurance

If you have a freehold property your mortgage lender will insist that you have buildings cover as a minimum insurance cover.

Buildings insurance covers the cost of repairing or rebuilding your home if it is damaged due to events such as fire or flood. There is the option to add contents cover which will insure your furniture & belongings inside the home. You also can add extra features such as cover for personal items outside the home and home emergency cover.

Whether this is for your home, a single buy to let mortgage or a full buy to let portfolio we understand how important it is to secure the right finance and here we do the hard work for you, using our expertise and connections to source the terms most suited to your needs. We will present our advice to you, and you will receive a personal mortgage illustration with all the figures to digest in your own time.

    Secure your mortgage – can you imagine having a personal assistant specifically for your property finance…that’s us! We work for you!  Provided you are happy with our recommendation, we will prepare your application. All lenders have different requirements and criteria, and we know these requirements and which documents and details are important to each lender, so we aim to ensure a smooth process. We will work with the lender on your behalf and strive to secure your mortgage offer.

    Our work for you doesn’t end there. Once your mortgage offer is issued by the lender we will stay in touch with both you and your solicitor through to completion. We will also offer a full review of your insurance and protection needs. Some insurances are required by the mortgage lender, but there are a whole host of different policies you can consider which we can guide you through. Over the lifetime of your mortgage we will keep in touch with regular reviews of your mortgage and protection products.
